Why You Shouldn't Ignore Mildew Grout: A Cypress Case Study

Most bathroom leaks don't start with a flood; they start with a tiny gap.

  1. Know the "Red Flags" of Failure
Don't wait for the ceiling stain downstairs.

    Watch for:
    • Mildew through grout: If it keeps coming back after scrubbing, moisture is likely trapped behind the tile.
    • Gaps in Caulk: Any separation where the tub or shower pan meets the wall is an open door for water.
    • Mysterious Water: Finding puddles on the floor or baseboard and drywall nearby that have stains often points to a curb or fixture failure.

  2. Featured Project: Tub Spout Leak in Cypress

We recently serviced a home in Cypress where a simple tub faucet leak turned into a hidden reservoir. Once we removed the tile, we discovered water had saturated the area under the tub and behind the shower walls.
  3. The Big Willow Fix

Doing it the Right Way for this client, we:

    • Stopped the source: Fixed the faulty plumbing immediately.
    • Sanitized & Dried: You cannot seal in moisture. We pumped out the water, setup and ran a commercial grade dehumidifier until the wall cavities were 100% dry and cleaned the framing with antimicrobial.
    • Reinforced Waterproofing: We redid the sealers, grout and sanded caulk to ensure a watertight finish that lasts.
